View Full Version : Do we have a boiler expert?

My building has a boiler issue that disturbs the entire building. The landlord would not take me seriously, so I made sure that every tenant said something to him. He still thinks it's something minor and has never heard it himself. This has been going on all winter and we never sleep through the night. I got pissed off enough to get proof for him. Saturday night I set my video recorder on in my bedroom (my fiance called me a lunatic until the landlord asked for the audio). Although I have 6 hours of recording, it only took the first 30 MINUTES to get 5 examples.

These 5 clips are from approximately 11:33, 11:37, 11:41, 11:52, and 11:56.

If anyone has any ideas, please let me know. I have read it's mineral deposits, low pipe pressure, air in the lines... lots of theories out there.

The landlord and his "expert" are completely clueless on this one, and deny there's any issue with the boiler. The guy actually convinced the landlord to install a new $6000 water heater without ever having heard it. And now the landlord is pissed that he spent $6k and the whole building is bitching more than before. :|

This very same thing happened in my Mum's apartment many years ago. This is hot water heating? If there's air in the lines it can make quite a racket. It sounds very similar to what I heard back then, but this is 35 years ago, so I could be wrong..

At it's worse, the air can build up and blow the boiler. I would demand (as I did as a bossy teenager) to help the landlord inspect the boiler -- there should be a pressure gauge on there and when I did this, it was dangerously high. So they shut down the system immediately, purged the system and fixed it. Approach the landlord with "do you want $1000's of dollars of building damage or $100's of dollars to fix the problem.

So, I think I got it resolved. I played the recordings for the landlord and the boiler guy. The boiler guy said he had never heard a boiler do that before. He was messing with the valve controllers and at a certain point I went back downstairs and told him that the last thing he did recreated the noise, albeit more limited. So he did it again and again the noise.

He decided that the valve controller on the line to my apartment was malfunctioning and opening the valve too quickly which was causing a pipe to slam against other metal. He installed a new controller and so far, no more noise.
