The Papa Johns I have here used to be good a while back, but they changed something and have never been the same since. I stick with a local non-franchise joint owned and operated by an older dude from NYC. I'm tired of dealing with franchises and this dude makes everything fresh.

Two new sofas for the formal living room. Ashley, Glynallen Teak. Iirc, about $1800 out the door. Cheap stuff, but looks nice and that room is only used 3-4 times a year.
Cali Bamboo flooring in the living room.
Fresh paint, new curtains and enhanced lighting. Now the seating looks old and worn so guess whats next.
Nice flooring Griff. I'm thinking of redoing the kitchen as well as dining room. Gonna go with an engineered wood floor this time instead of the laminate I used in the pics of the kitchen reno. I am trying to find a fruitwood that I like. So far, no luck
The room the new couches are in will get new carpet as well as replacing the tile surround on fireplace. Thinking of slate for that, then new paint on walls and ceiling.
In family room, have to rip out the oem built in entertainment system, re sheetrock and new carpet. Then that room will get some leather sofas
