    In Canada until recently, anyone could hang a shingle out and say they were a home inspector (same as an auto mechanic, scarily enough) ...now there are more rules and regulations and education they must go through. A friend became a home inspector with a week long course...I really questioned his morals on that one. He's no longer one now that the regs have changed.

    At one time I heard that you could take a 2 day course, 200 dollars and bang - you're a home inspector.

    One thought -- I was thorough in my offer to say "includes all appliances" but didn't specify exact serial #'s....what happened was the guy who owned my house left the country and had the realtor do the dealing. Meanwhile the fridge conks out, and the realtor replaces it with the cheapest used apartment fridge available. I didn't notice it until I took possession...and the wording of the offer just said that a fridge had to be included -- it didn't say which fridge. I'd word it differently next time "Includes all appliances (Fridge, Stove, ...) that I saw in the premises as of June 12, 2012".

    A good home inspector is more important than your realtor, mortgage lender, or whoever else is involved in your home buying process.

    I had a great guy. My inspector said the roof was a little weak and the design was not great (trusses irregularly spaced) in a particular spot from when it was built in 1978. So, my bro the very next day put cross-bracing right there. Other units about 4 years after had their roof warp in a particularly bad storm -- right at that spot -- not mine

    I told the strata then, but they didn't listen.

    I've heard some home inspector wiring and plumbing horror stories.....750k home and it sparks and leaks? Fuck that...

    You do know you're gonna have to pay utilities and repairs all by yourself? It's not gonna be covered by your mortgage and there'll be no landlord to take care of it for you, right?

    Do what others have said: Get your own well-regarded home inspector and walk through with him before you make an offer.

    well done lance i'm on my 2nd house now ,it can get a bit scary 1st time round but it's worth it
