i think it was at the right price at the right time , also when we came back from dinner last night we spotted 2 people outside looking turns out they were the parents of the girl who's buying it and hadn't been able to make the viewing that day due to delays coming down from up north, so we invited them in for a look round and answered any questions they had ,when the estate agent phone this morning they said how nice we'd been to do that and that it help the girl decide that it was a nice area etc , plus they only dropped £900 so we're still £4k over what we wanted for the place
