It was 36C here yesterday and not a hint of a breeze and not a cloud in the sky.

Went to my first HOA meeting today. It was very illuminating.

I found out:

1. There is no real HOA here. We have a guy who runs community meetings, but he keeps talking about the time in the future when he no longer has to do it and we'll have to take care of it all for ourselves.
- If there is no real HOA here, then there's no real reason for anyone to give a flying flip about the community covenance. So we can expect everything to go to shit in about a year's time since everybody knows that now. I guess I'm gonna be cleaning up everybody's animal shit in my yard after all.
- When the dude is gone, we're gonna have to negotiate and hire a lawn service or do it ourselves. I'm thinking we're gonna end up having to do it ourselves. I can tell a lot of these people aren't gonna do jack shit, so yards are gonna end up being a mess.

2. The realtors and builders lied to everybody about moving here.
- They said the HOA would be around for good and all community rules would be enforced.
- We would get security eventually. We were supposed to become a gated community. That ain't gonna happen.
- We would get a clubhouse/amenity center with a swimming pool. That shit ain't gonna happen either.

3. Nobody in this development actually seems to understand any of the above. There's a few people I talked to that get it, but everybody else is completely clueless.

Very familiar sounding. We have Strata Corporations or Condo Corps up here rather than HOA's but often new developments are a mess too. They fight about petty crap, nobody really wants to be on Strata Counsel, they fight with developers and property managers all the time... At least they have to file formal bylaws with the Province that outline duties and responsibilities and form a formal strata though... that's shitty that it sounds like the HOA barely exists, fuck.

Real H.O.A.'s have documents that you sign and are tied to the transfer of property. If you did not sign anything like that when the property changed hands then you are in whats called a voluntary H.O.A and there is nothing legally binding about it.

I was looking at my paystub yesterday and saw that I got a surprise out of the blue raise. An extra $1.50/hour. That's $2.50/hour in raises so far this year. Thanks Trump

Having 4 trees cut down today. They are close to house, and have to be topped, then dropped. Also dealing with contractor guotes for leveling house and replacing soffits/eaves. Already signed contract for new standing seam metal roof. Whew that shit is expensive.
