Well I may have either done something really smart or really stupid yesterday.

I was picking up my "island paycheck" last evening and the manager Jerry asked me if I wanted to buy another villa. I said "if it's cheap enough" Turns out the owners going through a divorce and is liquidating his assets. I told Jerry to offer him $4k + this years unpaid dues on my behalf.

Upside is that's a seriously lowball offer on the place, I know it well and it needs some minor repairs and paint. I could potentially flip it for a 10-15k profit.
Downside is it would completely wipe out my savings to do it.

I've been through the place pretty good, I did a repair estimate last year and pretty much moved in for July and August whenever we had renters. The only unforeseen I could see right now is the entire place falling back into bankruptcy. The former owner just got it back though and I'm predicting an upswing before another decline. These places were selling for $30k just a few years ago, last year was 10k-20k depending on condition. I think it's a safe bet and would be tough to lose a dime. I just don't like wiping out everything I've saved.

Trying to not get my hopes up too much as my offer would be amongst the lowest ever. The owner does have money though (dentist) and owns a number of rental properties. This unit to my knowledge hasn't been rented in a few years so has been a drain on his account.

Yep,it's an option if I don't flip it. Plus I could always use the management company I do the work for, They charge $500/weekend and I believe $400 goes to me. They have 150+ island properties, they could fill it almost every weekend.

Soooo, now the waiting game begins. Had a rig get flooded, and yesterday, replaced all the bad motors and cables that were water soaked. Got everything working except for 2 out of 4 main generators. Asked them last night to get new gens on the way while we tried to heat them and dry them out. Got some sleep, came back this morning, yep, they're still bad. Called it in, and they finally decided to ship out the new gens from Houston at about 10am this morning. ETA 14:00. :yay:

Still would have to work out what's owed in back fees, etc. There seems to be a difference of opinion on that. The property owner says it's two years owed, the villa owner says last year was paid and this year partial payment so far. I hope it's the latter.

non eventful....6 days ago a tooth was completely out of occlusion, yesterday he put marks on my teeth and I bit part of the paper off :lol:

meaning - my occlusion is changing so much that he was afraid to adjust my teeth when my muscles and nerves are that bad....and I respect his decision because other dentists made that mistake in the past..

I helped my brother move some stuff this past weekend..was going to be a mattress only, turned out to be full beds, desks and other assorted shit he decided on the spot to move.

He has a huge multi level house that's like a showroom...I'm scared to touch his towels in the bath room to dry my hands....anyhow he makes us take off and put on our shoes every trip in and out of his palatial mansion....about 18 times I estimated...

Yep, yesterday was no fun at all. about 7 hrs driving total, and 7 hrs walking around on a rough rock location pad, along with climbing equipment and hanging in a harness. Actually did the knee some good though, started getting it stretched out.

I'm to the point of where I'm just fed up with everything

I'm still dealing with my mortgage company. They mistakenly flagged my property as vacant a few months ago and are still sending a company out to scalp the lawn every two weeks. $80 to ruin the lawn + $15 to take a pic of the address gets added to my mortgage bill (i'm not paying the additional charges). I cut it Monday, they scalped it tuesday. My neighbor got in a confrontation with them and they gave him an attitude. I told him next time call the cops, then call me.

Yep. Multiple phone calls, talked to half of their employees, every department. always just ends up with "let me straighten this out,we'll call you back". No letters from them on the matter, 0 returned phone calls and the additional charges are up to $500. I'm gonna type up a letter, make a copy for my records and mail it to them. Phone calls are 100% in their favor as everything they tell me will just be denied when I sue them.

The lawn company got shitty with the neighbor, saying I'm foreclosed and they are gonna do it regardless of what he says. I'm not foreclosed, and the property has never been vacant.

Yeah, I'd definitely write the letter, make sure you send it Certified with return receipt so they can't deny they got it, then make sure you or your neighbor calls the cops any time that lawn crew shows up.
